In Elizabeth, the median was $630,900, about the same as a year ago ($630,925). Homes there took a median of 104 days to sell, up from 53. Elbert County sells far fewer homes than Douglas County, so one month can swing a lot. The year-to-date figures are steadier: the county’s median through September was $675,500, up 1.9%.

We’d like to show how acreage affects price in Elbert County, but these reports don’t split sales by lot size. We’ll add that once we have a source we can cite.

What this means for you

  • Prices are steady, not falling. Compared with a year ago, medians were within a few percent in all three areas. That’s up in Castle Rock and Elbert County and slightly down in Parker.
  • Fewer homes are selling. Sales fell roughly 17% to 24% from last September. Buyers are being careful, and that gives the ones who are ready some room to negotiate.
  • Sellers are still getting close to asking. Homes sold for about 98.6% of list price, on average. Pricing it right from day one still matters most.
  • Out east, be patient. In Elbert County, homes took a median of 91 days to sell, compared with 55 last year. Sellers should plan for a longer timeline, and buyers can take time to inspect wells, septic systems and land.
  • Parker has a bit more to choose from. Parker had a few more active listings than last year. In Castle Rock, active listings were down about 18%.

How long does it take to sell a home in Elbert County?

A note on “median” vs. Zillow’s estimate

The prices above are the median sold price. Half of the homes that actually sold that month went for more, and half went for less. Zillow’s Home Value Index (ZHVI) is a different number. It’s a modeled estimate of typical home values across all homes, including ones that didn’t sell. That’s why the two numbers often don’t match.
