Your home is worth what a buyer will pay for it today, and the best guide is recent sales of homes like yours, near you. Below are the latest numbers for our main areas, what they mean, and why the different numbers you see online don't match. When you want a number for your own home, ask for a pricing review from McLean and Ginger Giles, Coldwell Banker Realty.
Single-family homes. Updated October 21, 2026, from the Colorado Association of REALTORS® Local Market Update for September 2026 (data current as of October 5, 2026).
One month of sales can swing a lot, especially in Elbert County, where fewer homes sell. Year to date (January through September 2026), the single-family median was $710,000 in Castle Rock, $709,000 in Parker and $671,726 in Elbert County.
They measure different things.
The Zillow Home Value Index (ZHVI) is an estimate of a typical home's value across all homes in the area, sold or not, and it is smoothed over time.
Your Zestimate is a computer estimate for one home. It doesn't see your updates, your view, your outbuildings or the condition of your well and septic.
The median sale price is the middle price of the homes that actually sold that month. Half sold for more, half for less. It moves with the mix of homes that sold: a month with more large homes pushes it up.
The county assessor's value is a June 30, 2024 number. Colorado reappraises every two years. For tax years 2025 and 2026, Douglas County valued homes as of June 30, 2024, using sales from July 1, 2022 to June 30, 2024. It can't consider sales after that date. Elbert County uses the same June 30, 2024 appraisal date and the same July 2022 to June 2024 sales period. The next reappraisal, in 2027, will use a June 30, 2026 value date. So your assessor value is a tax figure, not today's market price.
None of these is "your" price. They tell you where the market is. Your price comes from the few recent sales most like your home.
We'll look at the sales most like your home and give you:
Three prices and three time frames: a price to sell quickly, a market price, and a stretch price, with how long each usually takes.
Your estimated net: roughly what you'd walk away with after typical selling costs and your loan payoff.
What to fix and what to leave: McLean walks the house and land with you. On acreage we look at the well permit, the septic Use Permit and outbuildings early.
No obligation to list. Tell us your address and anything we should know in the form below, or call or text (720) 593-2378.
