Where is Castle Rock?

Castle Rock is the county seat of Douglas County, Colorado. It sits along I-25 between Denver and Colorado Springs, at an elevation of about 6,224 feet. The town uses the ZIP codes 80104, 80108 and 80109.

What is Castle Rock like?

The town is named for the castle-shaped butte above downtown, in what's now Rock Park. A star on top of the rock is lit each holiday season, a tradition that dates back to the 1930s.

Castle Rock was founded in 1874, when it became the county seat, and incorporated in 1881. The old Denver & Rio Grande depot, built of local rhyolite stone, now houses the Castle Rock Museum. Downtown centers on Wilcox Street and its neighboring blocks.

Outdoor space is a big part of daily life here. Philip S. Miller Park has trails, a fieldhouse with an indoor pool, an adventure playground and the 200-step Challenge Hill. Public schools in Castle Rock are part of the Douglas County School District (RE-1).

What should buyers know about Castle Rock?

  • Read the tax bill, not just the price. Some Colorado neighborhoods are inside a metropolitan (metro) district, which adds its own mill levy to property taxes. Ask for the current tax statement.
  • Know your water source. In-town homes are generally on a municipal or district water provider. Homes on acreage outside town may rely on a private well. If there's a well, read the well permit to see what uses it allows.
  • Check the HOA rules early. Fences, sheds, RVs, solar and exterior colors are often regulated. Get the covenants before your inspection deadline.
  • Test for radon. Radon testing is a common part of inspections along the Front Range. Ask us how to fit it into your inspection timeline.
  • Use the contract deadlines. Colorado contracts run on a schedule of deadlines. Ginger walks every buyer through theirs.

What should sellers know about Castle Rock?

  • Price from current sales. We price from recent comparable sales in your neighborhood, not from online estimates.
  • Prepare for the inspection before it happens. McLean walks the home with you to spot the condition items buyers' inspectors usually flag.
  • Market it like a destination. Every listing gets professional photography and video, plus drone footage where it helps show the lot, the views or the location.
  • Have documents ready. HOA documents, metro district information and, on acreage, the well permit and septic records save time once you're under contract.
