How does the Giles Team price a home?

Honestly, from current comparable sales and the real condition of your home, not from online estimates. Online estimates can't see a finished basement, a view, a well-kept outbuilding or a dated kitchen. We walk through your home, review recent nearby sales with you, and explain the range before you decide on a price. McLean's MBA and finance background help here: he'll walk you through the numbers, including what you'd net.

What's my home worth?

Request a home value from the Giles Team. We base it on current comparable sales near you and your home's condition, not on an automated estimate.

  • A comparable-sales analysis for your home.
  • A price range and the reasons behind it.
  • Optional: a walk-through with McLean to account for condition, updates and, on acreage, the land and outbuildings.

There's no obligation to list. Use the form below, and include your address and anything we should know (updates, acreage, outbuildings, timing).

How do you get a home ready to sell?

McLean walks the house, and on acreage the outbuildings and land, with you before listing. He looks for the items a buyer's inspector is likely to flag, so you can choose what to fix, what to disclose and what to leave. He knows construction, maintenance and updating, so the advice is practical. We notice the details others miss, which means fewer surprises later.

How does the Giles Team market a home?

  • Professional photography for every listing.
  • Video that walks buyers through the home.
  • Drone footage where the lot, the land, the views or the location help sell it.
  • Online exposure through the MLS and Coldwell Banker's sites, where buyers search first.

Who handles the offers and the contract?

Ginger leads on contracts and negotiation. She is a licensed attorney as well as a Realtor, and offer terms, deadlines and contingencies get careful attention. McLean holds the Certified Negotiation Expert (CNE) designation and works the inspection and repair negotiations with her. Our goal is negotiation that sticks: terms that hold up through inspection, appraisal and closing.

How will I know what's happening?

We keep communication clear and fast. You'll hear from us after showings, when offers come in, and before every contract deadline. You won't have to chase us for an update.

What documents should I gather before selling?

  • HOA documents and contact information, if you're in an HOA.
  • Your most recent property tax statement (it shows any metro district).
  • Receipts and warranties for major updates (roof, furnace, water heater, windows).
  • On acreage: the well permit and any well records, plus septic records.

Do I need a septic inspection to sell?

If your home has a septic system, yes. Both Douglas County and Elbert County require a septic Use Permit when the property sells. Start early, because inspections, repairs and county processing take time. See our Douglas & Elbert County Acreage Guide for the steps in each county.
