  • Negotiate. McLean holds the Certified Negotiation Expert (CNE) designation. Ginger handles contract negotiation.
  • Handle the rural details. Wells, septic, zoning and covenants on acreage.

What happens before we tour homes?

Since August 17, 2024, agents who use the MLS need a written agreement with a buyer before touring a home together. The agreement spells out what we do for you and how we're paid. Compensation is negotiable and not set by law. We'll explain it in plain English before you sign.

What are the steps to buy with the Giles Team?

  1. Talk: where you want to live, what you need, your timing.
  2. Get pre-approved with a lender of your choice.
  3. Tour homes: together, in person.
  4. Write the offer: price, terms and deadlines that protect you.
  5. Inspections and due diligence: the house, plus well, septic, HOA and title review.
  6. Appraisal, loan and closing.

What should I check before buying acreage?

  • The well permit: what the water can be used for.
  • The septic Use Permit status and the inspection report.
  • Zoning and covenants: animals, outbuildings, home businesses.
  • Road access, utilities and internet at that address.

Do you work with military and VA buyers?

Yes. McLean holds the Certified Military Residential Specialist (CMRS) designation, which is training for working with active-duty service members and veterans buying homes.

Here are a few basics about VA home loans, from the U.S. Department of Veterans Affairs:

  • VA-backed purchase loans are made by private lenders and guaranteed by the VA.
  • You'll need a Certificate of Eligibility (COE) to show you qualify.
  • Many VA purchase loans need no down payment, as long as the price doesn't exceed the appraised value. The lender's credit and income requirements still apply.
  • Most VA borrowers pay a one-time VA funding fee. Some, including certain veterans with service-connected disabilities, are exempt.

Buying questions we hear often

Do I need to be pre-approved before touring?

It's strongly recommended, because sellers usually expect a pre-approval letter with an offer. We do need a signed buyer agreement before touring together.

Can I buy if I'm relocating to Colorado?

Yes. Tell us your timeline and we'll plan showings around your trips here, and keep inspections, the appraisal and closing on schedule with your lender and title company.

Can I use a VA loan on acreage?

Possibly. It depends on the property and on VA and lender requirements. Ask your VA lender early, and we'll make sure the contract gives time for the appraisal.
