Parker, Colorado Real Estate with the Giles Team

Giles Team helps people buy and sell homes in Parker, Colorado. We're McLean and Ginger Giles, a husband-and-wife team with Coldwell Banker Realty. We work across Parker's neighborhoods, nearby Castle Pines, and the acreage just outside town. We also serve the greater Denver metro, including Arapahoe and Denver counties.

Where is Parker?

Parker is a town in northern Douglas County, Colorado, about 20 miles southeast of downtown Denver. Parker Road (State Highway 83) runs through town, and E-470 crosses its north side.

What is Parker like?

Parker grew up along Cherry Creek. The area began as Pine Grove in the 1860s, with a way station called the 20-Mile House on the trail between Denver and points south. The name Parker came in 1882, after James Sample Parker gave a right-of-way across his land for the new railroad.

Parker incorporated as a town on May 5, 1981, with about one square mile of land and 285 residents. It has grown a great deal since then.

Historic Mainstreet is the heart of downtown. The PACE Center (Parker Arts, Culture and Events) is there, with a 536-seat theater, gallery and outdoor amphitheater. The Cherry Creek Regional Trail runs about eight miles through town, and the High Plains Trail follows E-470. Public schools in Parker are part of the Douglas County School District (RE-1).

What neighborhoods and areas are in Parker?

  • Downtown and Mainstreet: homes close to the PACE Center, shops and the Cherry Creek Trail.
  • Stroh Ranch: a large planned community along the Cherry Creek Regional Trail, which ends at Stroh Ranch Park.
  • Stonegate, Bradbury Ranch and Canterberry Crossing: planned communities with their own amenities and HOAs.
  • The Pinery: a wooded, unincorporated Douglas County community south of Parker with larger lots.
  • Acreage east and south of Parker: rural Douglas County land toward Franktown, and into Elbert County, where wells and septic systems are common.

Each neighborhood has its own HOA, metro district and water provider setup. We'll pull the documents for any home you're considering.

Do you work in Lone Tree?

Yes. The Giles Team helps buyers and sellers in Lone Tree, the city just west of Parker along I-25 in northern Douglas County.

Light rail station in Lone Tree, Colorado
  • Getting around: Lone Tree has five RTD light rail stations: County Line, Lincoln, Sky Ridge, Lone Tree City Center and RidgeGate Parkway. The E Line runs to Union Station in downtown Denver, and the R Line runs to Aurora. Bustang buses run from Lone Tree to Colorado Springs.
  • Places: Park Meadows, the Lone Tree Arts Center, the Lone Tree Recreation Center, Sky Ridge Medical Center, and Bluffs Regional Park, with a 2.7-mile loop trail.
  • Homes: the original Lone Tree area, Heritage Hills and Carriage Club, and the RidgeGate planned development on both sides of I-25.

Lone Tree prices run higher than Parker's. In September 2026 the single-family median was $1,041,000 on 19 sales; year to date it was $937,000 (Colorado Association of REALTORS®, Local Market Update, September 2026). Small monthly numbers swing a lot.

What should buyers know about Parker?

  • Check the property tax statement. Some Parker-area neighborhoods are inside metro districts, which add their own mill levy.
  • Ask who provides water and sewer. It varies by neighborhood. Outside town, it may be a private well and septic system.
  • Read the covenants early. HOA rules on fences, outbuildings, RVs and exterior changes vary a lot between communities.
  • Drive your commute. Parker Road, E-470 and I-25 each have their own traffic patterns. Test the drive at the time you'd make it.
  • Know your contract deadlines. Ginger walks every buyer through Colorado's contract deadlines.

What should sellers know about Parker?

  • Price from current sales. We price from recent comparable sales in your neighborhood, not from online estimates.
  • Fix the right things. McLean walks the home with you before listing to focus on the items that matter to buyers and inspectors.
  • Show the setting. Professional photos and video, plus drone footage where trails, open space or the lot are selling points.
  • Gather documents up front. HOA, metro district and utility information speeds up the contract period.
