Where is Elizabeth, Colorado?

Elizabeth is an incorporated town in western Elbert County, about 45 miles southeast of Denver. It's the most populous town in the county. Colorado State Highway 86 runs straight through town: west 15 miles to Castle Rock and I-25, through Franktown, and east 7 miles to Kiowa, the county seat. The town sits at about 6,530 feet, and its ZIP code is 80107.

What is Elizabeth like?

Elizabeth began as a sawmill camp, and the pines are still part of the landscape. The town is set in a ponderosa pine area where the forest gives way to open prairie, and it has been recognized as a Tree City USA. Its post office opened in 1882, and the town incorporated in 1890. The town lies between Gold Creek and Box Elder Creek, which locals call Running Creek.

The biggest weekend of the year is the Elizabeth Stampede, a PRCA rodeo held every June at Casey Jones Park on Highway 86, with a parade along Main Street, a concert and several rodeo performances. Volunteers run it. Casey Jones Park is also where the Elizabeth Park & Recreation District runs many of its programs.

Inside town limits, homes sit on town lots near Main Street. Outside town limits, most of the land is rural Elbert County, with acreage homes on private wells and septic systems.

What kinds of homes and land are around Elizabeth?

  • In town: homes on town lots, close to Main Street, Running Creek Elementary and Casey Jones Park.
  • Rural subdivisions around town: most Elbert County residents live in the rural northwest part of the county, around Elizabeth. According to the county, lots in these subdivisions typically run 10 to 35 acres.
  • Horse property: many acreage parcels have room for horses, barns and arenas, depending on zoning and covenants.
  • Land: vacant parcels for building. Check well permit availability, septic suitability, access and zoning before you buy.

Each property has its own setup: town water or a well, sewer or septic, an HOA or none. We'll pull the documents for any home you're considering.

Which schools serve Elizabeth?

Most of the Elizabeth area is served by Elizabeth School District C-1. The district runs Running Creek Elementary, Singing Hills Elementary, Elizabeth Middle School and Elizabeth High School, and it has charter schools including Legacy Academy, a K-8 school. District lines don't follow the town limits, so check the district's boundary information for any specific address. Some rural Elbert County addresses fall in other districts.

How do you get around from Elizabeth?

  • Castle Rock and I-25: west on Highway 86 through Franktown, about 15 miles.
  • Parker and Denver: west on Highway 86 to Franktown, then north on Parker Road (Highway 83). Denver is about 40 miles by that route.
  • Kiowa: east on Highway 86, about 7 miles.
  • Airports: Elizabeth sits between Denver and Colorado Springs, so both Denver International and Colorado Springs Airport are options. Drive times depend on the route and the time of day.
  • There's no public transit in Elizabeth. Plan on driving, and test your commute at the hour you'd actually make it.

Tips for living on acreage near Elizabeth

  1. Well: read the actual Colorado Division of Water Resources well permit. A "household use only" permit generally doesn't allow lawn or garden irrigation, and may not cover livestock. Ask for well service records and a water test.
  2. Septic: Elbert County requires a septic Use Permit before a home on a septic system is sold. Ask whether the seller has it, and read the inspection report.
  3. Propane and heat: many rural homes heat with propane. Ask whether the tank is owned or leased, who the supplier is and what the past year's use looked like.
  4. Internet: service varies from road to road. Check providers at the exact address before you write an offer, especially if you work from home.
  5. HOA or no HOA: some subdivisions have an HOA and covenants. Others have only recorded covenants, or neither. Covenants can limit animals, outbuildings and home businesses beyond what county zoning allows. Read them, and find out who maintains the road.

Selling a home in Elizabeth

  • Start the Elbert County septic Use Permit early. The county can take up to two weeks to issue it.
  • Gather the well permit, well and septic service records, surveys, covenants and any outbuilding permits.
  • Show the land, not just the house. We use professional photography, video and drone footage.
  • Price from comparable rural sales. McLean knows construction and condition, so the price reflects what's really there.
